SOLD 3BR/3BA Townhouse, Lewisburg WV

My buyer was looking for a townhome with a garage. But, there are only five townhomes in Blackbird Village with garages. I called each owner to see if they would like to sell. Since we didn’t get a yes, I started looking for a townhome with a bedroom on the first floor. There was one 3BR/3BA townhome for sale by owner with a bedroom and full bath on the first level. Upstairs are two bedrooms and two full bathrooms. Granite counter-tops in the kitchen with stainless steel appliances. Two assigned parking spaces in the front with available parking for guests.

We closed on this property. I represented both the buyer and seller on this lovely, well-maintained townhouse in the Blackbird Village Subdivision.

The buyer made a full-price offer, $215,000. It took a little longer because of the pandemic, but we closed and all parties were happy. 

The Blackbird Village is a community located in Lewisburg, WV, off I-64, Exit 169, and walking distance to the West Virginia School of Osteopathic Medicine and historic downtown Lewisburg. This very intimate neighborhood in Lewisburg has 2-level, non-garage, and one-car garage patio homes.

Blackbird Village was developed in 2010 by Don Huber/Blackbird Village, LLC. Phase I and II townhomes in Blackbird Village are very similar in nature with only two models. Model 1 consists of three bedrooms and three full bathrooms, with a bedroom and bath on the first level with 1600 sq.ft. of living space. The second model has two bedrooms and 2.5 baths with 1200 sq.ft. of living space.

Kitchens in both models have granite countertops and stainless steel appliances and ceramic tile floors in bathrooms. Two parking spaces are provided in front of each home. Pets are allowed in this community. The annual HOA fee is $1200 for two-bedroom units and $1500 for three-bedroom units.

All the townhomes in the Blackbird Village Community have city water and sewer. These townhomes do not have amenities, but are well-maintained and are close to town, supermarket shopping, banking, restaurants, the WV School of Osteopathic Medicine, the Greenbrier Valley Medical Center, a variety of antique, craft, clothing, and many other specialty shops, great bakeries, restaurants, as well as live performances at the Greenbrier Valley Theatre, the Lewis Theatre, and Carnegie Hall.

• Four townhomes for sale with a price range from $159,000 to $183,000. Square footage is 1,200. They all have two bedrooms and 2.5 baths. One is pending.

The Oregon buyers purchased this property as an investment property. This well maintained three bedrooms, two bath home with hardwood and carpeted floors were in excellent condition. All appliances convey including washer and dryer. The house has an eat-in kitchen, separate laundry room, sliding glass doors to a nice back deck, a covered front porch, and a large two-car garage. A big plus is that the property is located just minutes from downtown Lewisburg and is move-in ready. 

The buyers sold their rental home in Oregon and wanted to reinvest their money in another home in Lewisburg. The couple had visited Lewisburg many times in the past five years and will be selling their residential home in Oregon and plan to buy a home in Lewisburg sometime this year.

We have been e-mailing and texting about Lewisburg properties since December 2019.  When they arrived, we started looking at homes for sale.  We viewed this home on Monday and wrote an offer, and was accepted the same day. This was a cash transaction and we closed on this property four days later. All the homes we viewed were vacant.

The buyers are now back in Oregon and we have the house rented at $1350 a month.

SOLD 6227 Grassy Meadows Rd, Alderson WV

This all-brick 3BR/2BA brick ranch with 1,664 sq ft of living space on eight acres has sold. I was the buyer’s agent on this transaction. The buyer was moving from Texas to West Virginia and wasn’t available to travel here to see properties. I made videos of three properties and sent them to the buyer. She liked this one the best at 6227 Grassy Meadows Rd, Alderson, WV.

The buyer arrived in Alderson at 11:30 pm on Saturday, February 29th. My husband and I were there with the lights and heat on for the buyer. She was starting her new job on Monday and rented back from the sellers for three days until closing, March 3. The loan officer, Pam Istrate, with Loan Depot, did a fantastic job of getting this VA loan approved in a short period of time.

This property is conventionally located between Lewisburg and Beckley, WV.

The home is a gem. Nice size bedrooms, 2 bathrooms, a den, formal living room, very large eat-in kitchen with large pantry, separate laundry room with washer and dryer and a utility sink, attached two-car garage, an outbuilding and a detached garage all on eight acres. The appliances were like new and there is an electric fireplace in the den and a whole-house Generac generator. I know the buyer will be very happy in her new home!

My first sale for the new year! We closed today, January 15, on this lovely ranch house located at 344 Farm Road, Lewisburg, WV.
