How Can I Make My Lewisburg WV Home More Sellable?

Lewisburg WV Homes for Sale

Almost every home seller looks forward to a fast home sale for their Lewisburg, WV home. Presentation and pricing spell the difference between a sold and unsold house.

Your next question will most likely be, how do I price and present my house to make it more sellable?

This article answers  this question in detail.

Home selling is as simple as impressing the buyer with  the house and agreeing with the amount you want them to pay. They say the best sellers are those who know what their buyer wants. People look for two things with almost anything they buy: the product's quality and the product’s price. The same rule applies in attracting homebuyers.

The first thing to focus on is presentation. You can improve your Lewisburg home's attractiveness by:

  • Repairing what you can.
  • Cleaning and decluttering.
  • Paying attention to lighting and painting.
  • Doing minor renovations.
  • Increasing your house's curb appeal.

After working on your home's look, the amount you want to sell it for is the next thing to address. Pricing your home isn't as easy as it seems. It takes more than setting its cost according to what you think is its value. Take note of the following steps to help you price your house right:

  • Get a home inspection.
  • Research about the nearby home sales.
  • Have an experienced real estate agent to guide you.

Read on for an in-depth guide on how to make your house more sellable.

PRESENTATION

The home's appearance is the most crucial factor when it comes to home selling. Preparing your home for viewers, or "staging" as it's called, is essential. It will not only sell your property faster but also add significantly to its value or sale price.

Selling a house in Lewisburg WV
  • Repairs

No one wants to move into a house where they have to pay extra for repairs. Most home buyers these days look at aesthetics and efficiency when eyeing a place to buy. That's why it is necessary to fix everything that needs to be fixed before showing your homes to potential clients.

Simply repairing cracked tiles or unhinged kitchen cabinets will go a long way. Minor repairs such as these make a big difference because you get to impress the buyer while increasing your home's value. You might want to walk around the house and put yourself in a buyer's shoes, too. Try to check every detail of the house and list down anything that you think needs renovation.

  • Clean and declutter

Many would prefer a small clean house than a big dirty one. And excessive clutter makes a clean home look untidy and less spacious. Cleaning and decluttering are less expensive steps you can do to make your house more sellable.

Regardless of how beautiful the house's design is, a buyer may think twice if it is not tidy. A messy house gives the buyer the impression that the home was not maintained well over the years. As a result, this may make you lose potential clients. The idea is to ensure that the house is clean enough for someone else to move in comfortably.

  • Lighting and painting

Good lighting and paint highlight the best parts of your house. If you have a country cottage with a showy lawn or garden that you'd like to bring attention to, colors complementing green will do justice. It's also a technique you can use to hide the things you would like to hide. To conceal the dents on old doors, for example, opt for darker colors. Try fainter lighting on the house's not-so-good parts and brighter ones on the parts you  wish the buyer to notice.

  • Minor renovations

You might lose profits if you do a big renovation project before putting your house on the market. That is why minor renovation is what's recommended instead.

Siding replacement tops the list of home renovation projects that bring the highest ROI. Siding replacements are a less costly home renovation that makes your home more appealing to buyers, too. . Neat-looking sidings will highlight your Lewisburg home's structure and design.  Siding improvements are one of the minor modifications that have an almost guaranteed positive result.

Most homeowners believe that upgrading their home's looks will provide the best results. When actually, improving your home's efficiency has proven to generate better profits instead.

Pay attention to the parts of the house where you usually spend most of your time. That's most likely where potential new homeowners would spend most of their time too. And they will most likely spend a great amount of time checking those parts of the house as well. Typically, this will d either be the bathroom or the kitchen. A few touches on the kitchen's countertop or a little change in the bathroom's fixture color will improve how fast you can sell the house. It can no doubt increase the home's value too.

  • Curb appeal

They say we shouldn't focus on outward beauty, but that does not apply to the real estate business. In placing your Lewisburg home on the market, you should be able to capture the buyer's attention at first glance. And you can do that by improving your house's curb appeal.

Check how your Lewisburg home looks from the outside and see if there is something you can do to make the house look better. It can be as simple as coating it with new paint or arranging the stone displays in the pathway.

PRICING

Once you are confident with your home's look from the inside and out, the next factor on the list is pricing. Pricing the house is not as simple as adding a few bucks onto how much you originally paid forit. It also isn't about computing how much you spent in the renovation, and adding it to your decided price.

  • Home inspection

A home inspection is simply a thorough checking of the condition of a property. It is a vital part of every home sale wherein a qualified home inspector checks the house's overall condition. The inspection may include plumbing, electrical systems, and any other issues that may affect the property's value. That's why the presentation tips we gave you focuses more on functionality and not appearance.

It's usually the buyer that arranges and pays for a home inspection. Based on its findings, they may choose to move on to closing, renegotiate the sale price, request repairs, or cancel the sales contract. Often, though, sellers put  their house through  an inspection even before the buyer does so. That way, they know how they may price the home or if any other repairs need to be done and make it more sellable.

  • Research about the nearby home sales.

Before you list your home, the house should  go through a home appraisal. The appraisal determines whether the contract price is appropriate. It's an opinion of a qualified appraiser based on the property's condition, location, and features.

As a seller, a low appraisal, if accurate, means you may have to lower your home's price to get it sold. The main component of home appraisals is called "comps." Comps are records of recently sold homes. Appraisers, real estate agents, and lenders use this to get the house's approximate cost, and you can do this too.

In short, finding comps involves looking for recent sales of houses with similarities with your home. You have to compare your sale price and adjust it according to how it differs from the other comps. The internet is the best companion in this kind of research.

  • Have an experienced real estate agent to guide you.

An agent can help talk about almost every part of the home selling process. It may include extra advice on what you can improve to make your home more presentable. They can also discuss with you the price that you would like to sell the house. If there's a massive gap in what you want and what the real estate agent thinks is attainable, it's something they can discuss it with you.

There are a lot of reasons you'll want to have a real estate agent on your side. From paperwork to fielding interested buyers, there's a lot to consider. These professionals know the entire home selling process more than anyone else.

SOLD – 366 Brier Hill Ln, Ronceverte WV

This lovely, well-maintained 2009 ranch home offering three bedrooms and 2 full baths located on 3/4 acres has SOLD. The buyer was my friend’s mother.

We only viewed this home. We looked at the house on Wednesday, November 11, and again on the 14th, and wrote the contract at the property. The house has an open floor plan and has beautiful hardwood floors, and carpet in the bedrooms.

This was a cash deal and we closed on November 30, 2020. This was an easy transaction and was glad. During the next few days, I got sick and was tested positive for COVID. I didn’t attend the closing, but it was a smooth and uneventful one. Thank goodness everyone I was around was tested negative for COVID.

The buyer will be very happy in her new home as she will be only a few miles from her daughter. With the nice front porch and a deck in the back, the buyer will definitely enjoy having coffee in the fresh air and enjoying the mountain views.
