Sportsman Paradise in Paradise Valley. Property is located in Blue Sulphur Springs area, a land settled by early pioneers in the late 1700s-early 1800s. The area has always been known for abundant wildlife, healing springs, and a pristine countryside. In ~2019, The Pavilion, the site of Blue Sulphur Springs Resort 1835-1858, was restored. The water from the spring was said to have healing powers. This area was an early settler campground and buffalo lick. The Pavilion is located within 2-3 miles of the property. The surrounding area remains rural with farmland, forested mountains, no development. The 220 acre tract consists of 4 adjoining parcels. This tract has not been surveyed, but there are surveys by all surrounding owners with boundaries well defined. Mineral rights convey. Multiple springs. There is good timber value on the property. Owner never harvested the timber. This is a large property that includes a variety of topography: 6-7 acre flats on mountain ridges, creek basins, cliffs, hollows, etc. The road frontage along Rt 42 and the ROW lends opportunity for build sites and multiple accesses. The newest access (ATV suggested) was created Jan 2024 to provide a direct access from Rt 42. Trail goes to a flat 6-7 acre potential build site with beautiful views. According to the excavator, this entrance could easily be expanded for vehicles. Some tree stands will convey with the property. Feeders may be removed. The hollow access has potential build sites and was actually the old homestead site. There are a few remaining rocks which indicate a possible foundation. Old homesteads were often located in the hollow to protect from the elements and have easy access to water. RE/MAX sign currently marks the area along Rt 42. Red gate below this area is the entrance for the ROW into the hollow.
