LOCATION
The Bobwhite Farm is located in Greenbrier County near the small farming community of Renick, WV. The property is an easy 35 minute drive on paved state maintained roads through farming country to the historic county seat of Lewisburg and just 45 minutes to the Greenbrier Resort and to the Snowshoe Ski Resort. Jet service to Atlanta and New York is available in Lewisburg. Lewisburg offer excellent shopping, schools, theatres, modern medical facilities.

Within an hour-two hours drive are located some of the finest recreational facilities in West Virginia. Whitewater rafting / fishing on the Greenbrier, New River and Gauley River, 2000 acre Bluestone Lake, 919,000 acre Monongahela National Forest and the 80,000 acre New River National Gorge National Park. LAY OF THE LAND
About 105 acres or 2/3s of the property is rolling to flat and very useable. There are 4 separate meadows/ fields containing approximately 35 acres. These areas are suitable for growing hay, pasture, orchards, blue berries or row crops. The deep soils are sweet and very fertile, which were highly sought after by the early homesteaders.

Even the steeper timberland is not very rugged and is readily traversed. Only the 25 acres on the Greenbrier River face would be considered inaccessible (rock climbers would love this area though!)

GREENBRIER RIVER AND RIVER TRAIL
The property adjoins the 77 mile long Greenbrier River Trial. Due to the 500 tall sheer rock wall that stretches from the rail grade to the bluff above, access from the property to the trail and river must be made using the public access area just 5 minutes from the property. There are amazing views from the bluff of the river below and the towering mountains in the distance.

The Greenbrier River Trail is a rail trail operated by West Virginia State Parks. The trail is a 77-mile long former railroad, now used for hiking, bicycling, ski-touring, horseback-riding, and wheel-chair use. The trail passes through numerous small towns and traverses 35 bridges and 2 tunnels as it winds its way along the valley. Most of the trail is adjacent to the free-flowing Greenbrier River and is surrounded by peaks of the Allegheny Mountains.

The Greenbrier River is 173 miles long is the last free flowing river east of the Mississippi. It is an excellent river to float or canoe and is well known for its large and small mouth bass fishing. It is the gateway to water recreation and fun aand is at most times lazy and easy to navigate.

The Greenbrier River is formed by the confluence of the East Fork Greenbrier River and the West Fork Greenbrier River in the town of Durbin, West Virginia. From Durbin the Greenbrier River flows southwesterly through Pocahontas, Greenbrier, Monroe, and Summers Counties. It flows through several communities including Cass, Marlinton, Hillsboro, Ronceverte, Fort Spring, Alderson, and Hinton. The Greenbrier River joins the New River in the town of Hinton, West Virginia.

ACCESS AND BOUNDARIES
The property fronts for 1/2 mile along the paved-state maintained Julia Road (County Route 7/1).

The property is made up of two parcels. The individual parcels were surveyed separately in 2008 and 1997. Old fences, field edges and stone walls may be found along some of property lines.

The 181+/- acres has been recently surveyed with the perimeter running for over three miles. The elevation runs from 1921 at the river to 2441 at the top of the property.

State maintained paved highways provide excellent access with over 1/2 mile of road frontage. Public access to the Greenbrier River and River Trail is a 5 minute drive.

ULTILITES AND SERVICES
Currently there is electric and telephone service on the property.

There is no cable service; however, high speed internet can be provided through HughesNet and television reception though DishNet or DirectTV.

There is no public water or sewer available at this time in this area. Drinking water may be provided by drilling a well or developing the existing spring. No information is available regarding the present well and septic systems at the house. Sewage treatment may be provided by installing a county approved septic system.

TIMBER RESOURCES
The high elevation, coupled with the some nice deep coves and hollows is very conducive to growing extremely high quality timber. Black Walnut, White Oak, Red Oak, Sugar Maple, Hickory, Tulip Poplar, Black Cherry and Mountain Ash are the predominant species comprising the forest. There is an abundant amount of merchantable timber ready for harvest with many trees that will classify as Veneer and Overseas export logs.

No one can remember the last time the forest was thinned and any evidence of past timber harvesting has long since disappeared. The forest is healthy and there is no evidence of Gypsy Moth or Emerald Ash Borer infestation.

MINERAL RESOURCES
The seller believes the mineral rights, including coal, oil& gas, sand and stone rights will convey with the property. There are no leases currently let on the property. All prospective purchasers are encouraged to have an attorney do a title search prior to purchasing.

The Marcellus Shale may underlay the property at a depth of 5000+ and oil and gas companies are have been doing some leasing in the area for the natural gas. The east coast Marcellus Shale Region is thought to contain enough natural gas to power the United States for over 100 years. The horizontal drilling technology necessary to reach the mile deep shale strata has rapidly evolved and drilling in the Marcellus strata is a reality in WV.

The presence of any coal reserves underlying the property is unproven and there has been no known mining activity on the property.

TAXES AND DEED INFORMAITON
The property is taxed in Greenbrier County, Falling Springs Tax District, Map 48, parcels 38, 41 and 42. Taxes for 2011 were $651.23.

ZONING
Greenbrier County has no formal zoning in this area of the county. However, there is a countywide Major and Minor Sub-development code that all prospective buyers who wish to subdivide the property should consult with the Greenbrier Planning Commission on.
