The property at Back Creek Lodge presents a lifetime opportunity for a recreational retreat or a rustic homestead. With ~134 acres with varying topography, the property includes ridgetops, level bottomland, and mountain benches complete with 2000+ ft of creek front on Back Creek, a spring with spring box, and a beautiful hardwood forest. Used as a hunting recreational retreat since 1956, the property has a strong history. The original log structure, ~1836, was not built on this site. The structure may have been built around Greenville, WV. In ~1956, the logs were brought to this site in the bottomland close to the creek, but not in the flood plain. The Lodge was constructed with a similar design as the original (see pictures in the listing.) At that time, the Lodge was owned by Jackson Kelly, a law firm in Charleston, WV and used as a retreat. Eventually, the property was purchased by the current owners, all friends who felt it important to raise their families with opportunities to hunt, fish, swim, identify fossils, and enjoy nature. Back Creek Lodge, INC maintained and improved the property thru the years. Electric, a well, a bathroom were upgrades, yet the original character of the Lodge remained- double stone fireplaces, rustic wood floors, a corner staircase, and traditional handmade doors. Details and highlights of the Property:
1. The road from Rt 3 is a private road, right of way. At the gate, the road becomes the right of way for Back Creek Lodge, INC (BCL)and Forestland Group (FG.) BCL owns to the left of the center line of the road and FG owns to the right of the centerline. The road is dirt/ gravel road and has troughs for water diversion. 4WH drive is a good option, but the road is in good shape.
2. BCL has reapplied for a Forest Management Plan. This is a big savings for property taxes. The Plan is good for 10 years. At present time, the plan is under review. If granted, BCL would like to transfer to the new owner.
3. Mineral rights. BCL will transfer any rights that they own with the property. They believe ~90 acres mineral rights not owned, 44 acres minerals owned.
