Kate's Mountain Farm
LOCATION
Kate's Mountain Farm, consisting of 500 acres is situated 7 miles southwest of White Sulphur Springs, home of the world class Greenbrier Resort and Sporting Club. The charming village of Lewisburg is about 20 minutes drive while the 5,000 acre Greenbrier State Forest is within walking distance. The surrounding region is a popular vacation area that is anchored by the Greenbrier and New River, famous for whitewater rafting and sport fishing. The four season Snowshoe Resort is 1.5 hours drive and is considered by many one of the premier vacation destinations on the east coast. With close proximity to I-64, the property offers easy interstate travel to major population centers, making it a fine second home opportunity which should benefit from an appreciating land value component over time. Washington, D.C. is situated 3 hours north, Roanoke, VA is 1.5 hour southeast. The Greenbrier Valley airport is 25 minutes and has the longest airfield in the state.
SITE DESCRIPTION
The property's excellent access and diverse upland terrain can support numerous ownership goals with excellent outdoor recreational options. The farm benefits from abundant natural resources which include mature hardwood and pine forest, pastures, crop land, ponds, seasonal stream and level mountaintop home sites with some sites having 360 degree long range views. The pasture is currently being leased for grazing Black Angus cattle.
ACCESS/BOUNDARIES
Access to the property is provided by nearly 1.8 miles of frontage along the Kate's Mountain Road (CR30/34), a four season state maintained road. Electric service is already in place on the property. Most of the frontage is relatively flat to rolling. There is also a well established access trail in the eastern and southern quadrants that once was used to access the County fire lookout tower. The vicinity around the lookout tower offers a prime future building site for a private family estate with southern exposure and long range mountain views from an elevation of 3,171 feet.
Complementing access is an established network of hiking trails that extend throughout the forest and can be further enhanced to provide for entry of ATVs and horseback riding.
The property was surveyed by Rickford Walton, licensed surveyor, in August of 2005, resulting in 500.52 surveyed acres. Maps used in this report are based on survey information and tax map data. Although the maps provided in this report are believed to be reasonably accurate, buyers should not rely on these maps to precisely portray the deeded boundary lines in the field.
PROPERTY TAXES & ZONING
Property taxes in 2009 were approximately $351.84. Approximately 66 acres are assessed in Greenbrier County, White Sulphur District, Map 41, parcel 1.
