Hemlock Hollow, consisting of 707 acres is situated 15 miles east of Beckley and I-77. Beckley is the Raleigh County Seat and is the areas major retail shopping center along with airport, hospital and other health care readily available. Babcock State Park is about 15 minutes north. The surrounding region is a popular vacation area that is anchored by the New River, famous for rock climbing, whitewater rafting and sport fishing. The Winterplace Ski Resort is just 45 minutes drive. With close proximity to I-77 and Route 19, the property offers easy interstate travel to major population centers, making it a fine recreational property which should benefit from an appreciating land and timber value component over time. TIMBER / MINERALS
The forest resource is dominated by a mix of even-aged stands, with key species including Yellow Poplar, Maples, Red and White Oak and Black Cherry. The timber was selectively harvested in 1987 and is now well stocked and rapidly developing. Site quality is deemed to be excellent in most areas and the timber quality is very good as there have been no forest fires or pest problems in the 22 years since the last harvest. Harvest and thinning in the next 5-10 years should be warranted.

The tract lends itself to numerous multiple-use management goals including recreation, game management and long-term silvicultural objectives. Recreational hunting leases are an option that can create annual income to offset property taxes.

Mineral rights do not convey with the property and are believed to be owned by the Beury family in Charleston, WV. There is thought to be no more recoverable coal left in the underlying property and the amount of recoverable natural gas is unknown at this time.

ACCESS/BOUNDARIES
Access to the northeast quadrant of the property is provided by county route 41/13. The southeastern exposure offers long range mountain views from an elevation of 2,800 ft.

Complementing access is an established network of hiking trails that extend throughout the forest and can be further enhanced to provide for entry of ATVs and horseback riding.

The 707 acre parcel was surveyed by Gary Johnson, licensed surveyor, of Greenbrier Surveying, in December of 1986. Maps used in this report are based on survey information and tax map data. Although the maps provided in this report are believed to be reasonably accurate, buyers should not rely on these maps to precisely portray the deeded boundary lines in the field.

PROPERTY TAXES & ZONING
Property taxes in 2010 were approximately $3,198.91 for the 707 acres accessed in Fayette County, New Haven District, Map 116, parcels 10, 56 and 57. Any subdivision project will likely require approval from the Fayette County Planning Commission.
